Your Mortgage Processor Should Take Work Off Your Plate. Here’s What We Handle.

If you’re looking for a Mortgage Processor, you need to know what they actually handle.
Not whether they call themselves “full service.” What does that include? Who sends disclosures? Who calls the borrower? Who follows up with third parties? Who helps get the closing documents balanced?
Those details matter. You can hand off a file and still end up managing every conversation around it. That’s not the kind of support I want us providing.
At Make Sense Processing, we handle initial disclosures, client communication, third-party communication, and balancing closing documents. Once the file is finished, we upload a small post-closing package to your LOS.
Here’s what that looks like.
As Mortgage Processors we start with disclosures
We use the lender portals to prepare and send initial disclosures.
That’s part of our processing service, not a task we automatically leave on your desk while we wait for the file to be ready.
The distinction is important. When you bring in processing support, you should know where that support starts. If you’re still handling the front-end administrative work because nobody discussed it, the handoff wasn’t clear enough.
Our role here is preparing and sending the disclosures through the lender’s system. Your role as the originator remains yours. We’re supporting the process, not taking over advice about rates, terms, programs, or qualification.
We handle the conversations
Collecting documents is only part of processing. Somebody has to explain what’s needed, follow up, and keep the people involved from working with different information.
We communicate directly with borrowers. Our processors call with every document request rather than relying on an emailed list to explain itself. We cover what’s needed, what the document should include, where the borrower can obtain it, and what happens next.
That does not mean cutting the LO out. It means handling the document conversation without making you the messenger.
When the conversation turns to qualification, rates, terms, or loan strategy, it comes back to you. We explain the processing requirements. You advise your client.
We also handle third-party communication. The point is to keep routine processing conversations moving without requiring you to relay every question and response.
You should still be involved where your judgment or direction is needed. You should not have to carry every message between the people working on the file.
We stay involved through closing
Our scope includes balancing closing documents.
That work belongs in the service conversation up front. You should not get to the end of a file and discover that a task you expected processing to handle is still sitting with you.
We stay involved in the coordination needed to get the closing documents balanced. We’re not describing a service that ends at document collection or submission.
Once the file is finished, we upload a small post-closing package to your LOS. That gives this part of our work a defined finish, rather than leaving the final handoff unspoken.
Know what you’re handing off
If you’re evaluating a processing company, ask about the actual work—not just the fee or the phrase “full service.”
Who prepares and sends disclosures? Who explains document requests? Who handles third-party communication? Who participates in balancing closing documents? What gets handed back when the file is finished?
Those are fair questions. They should have clear answers before you send the first file.
I want an LO working with us to know what we handle and where they remain involved. The point is not to remove you from your client relationship. It’s to give you processing support that actually takes work off your plate.
You’re hiring help with the file. You shouldn’t have to remain the messenger for every part of it.
Want a team that handles more than document collection?
Make Sense Processing provides contract processing for loan officers in the broker channel. We prepare and send initial disclosures through lender portals, handle client and third-party communication, help balance closing documents, and upload a small post-closing package to your LOS when the file is finished.
For mortgage professionals only. This is a business-to-business communication for loan originators and brokers. It is not intended for consumers and is not an offer of credit. Make Sense Processing provides contract loan processing services to licensed originators. We do not originate loans, take loan applications, or offer, negotiate, or advise on rates, terms, programs, or qualification. Nothing here is legal or compliance advice, and guidelines vary by lender, program, and state, so verify anything you plan to rely on.
