Why We Integrate with

We use ARIVE as our primary processing platform because it creates clarity, accountability, and consistency across every loan file.
ARIVE allows all parties — brokers, processors, and borrowers — to work from a single, centralized system. This eliminates fragmented communication, reduces manual follow-ups, and keeps every file moving forward with clear ownership at each stage.
Our workflows are built around ARIVE to ensure loan activity is transparent, documented, and easy to track from contract to close.
The Conditions Screen
The Conditions screen is the operational hub of the loan file and the primary driver of workflow inside ARIVE.
We use this screen to:
-
Generate and track underwriting and pre-underwriting conditions
-
Identify exactly what documentation is needed from the borrower
-
Maintain clear visibility into what is outstanding, submitted, and cleared
Rather than treating conditions as static checklists, we use the Conditions screen as an active workflow tool that drives borrower requests and file progress.
Generating Client Needs from the Conditions Screen
Many borrower document requests originate directly from the Conditions screen.
When a condition requires borrower documentation, we can generate Client Needs requests directly from that condition. This ensures:
-
The borrower request is specific and clearly tied to underwriting requirements
-
No duplicate or unnecessary document requests are sent
-
Broker and processor visibility into exactly why a document is needed
This connection between conditions and client needs helps reduce confusion and unnecessary borrower touchpoints.
How Client Uploads Tie Back to Conditions
When a borrower uploads documentation through the secure portal:
-
The document is automatically associated with the specific condition it was requested for
-
The condition status updates to reflect submission
-
Processors can immediately review and move the file forward
This eliminates manual sorting, reduces misfiled documents, and ensures underwriting receives complete and clearly labeled documentation.
How This Improves Turn Times and Transparency
By directly linking the Conditions screen, Client Needs requests, and borrower document uploads, ARIVE creates a structured, time-stamped workflow that improves both speed and transparency.
Because every action in the system is tracked, ARIVE records:
-
When a condition is generated
-
When a client need is sent to the borrower
-
When documentation is uploaded
-
When conditions are reviewed and cleared
This visibility allows:
-
Faster condition resolution
-
Clear accountability at each stage of the file
-
Immediate identification of bottlenecks
-
Reduced back-and-forth and unnecessary follow-ups
Brokers can log into ARIVE at any time to see exactly what has been requested, what has been completed, and where the file stands — without relying on status calls or chasing updates.
This combination of speed, accountability, and real-time transparency is a key reason our files move quickly and predictably from contract to close.
ARIVE Notes
ARIVE Notes serve as the centralized communication hub for each loan file.
Rather than relying on scattered emails, texts, or side conversations, we use ARIVE Notes to keep all file-related communication in one place. This reduces the risk of messages being missed, misunderstood, or lost across multiple channels.
When a note is added to a file, there is the option to email the entire loan team directly from ARIVE. This ensures that:
-
All relevant parties receive the same information at the same time
-
Communication is tied directly to the loan file
-
Context is preserved for future reference
Loan Officers can respond by simply hitting “reply all” to that email. Their response is automatically added back into the ARIVE communication thread, keeping the conversation centralized and documented within the file.
This workflow allows our processors to:
-
Track conversations without searching inboxes
-
Maintain a clear communication history
-
Reduce follow-up delays caused by missed or fragmented messages
By centralizing communication and tying it directly to the loan file, ARIVE Notes help streamline processor workflows, improve accountability, and ultimately speed up turn times while keeping brokers fully informed.
ARIVE Tasks
ARIVE Tasks are a key tool we use to maintain accountability and momentum throughout the loan process — especially when coordinating with third parties.
We utilize tasks to track and follow up on items that depend on external parties, such as:
-
Homeowner’s insurance (HOI)
-
Title and settlement services
-
Payoff requests
-
Other third-party documentation required for closing
When a request is made, a task is created with a defined follow-up timeline. This allows our processors to:
-
Set reminders to check on outstanding items
-
Ensure third parties are responding within expected timeframes
-
Proactively follow up before delays impact closing
Tasks also help us identify potential turn time issues early. If an item is taking longer than expected, we can escalate, adjust expectations, or communicate delays proactively rather than reacting at the last minute.
By consistently using ARIVE Tasks, we:
-
Reduce the risk of overlooked items
-
Maintain clear ownership and accountability
-
Keep files moving even when third parties are involved
-
Anticipate bottlenecks before they become closing problems
This structured task management is another way we protect timelines and ensure a smoother, more predictable path to close.
Secure Borrower Portal
ARIVE’s secure borrower portal allows clients to upload documents safely while keeping the loan file organized.
Documents uploaded through the portal are:
-
Routed directly into the loan file
-
Categorized and tied to specific client needs or conditions
-
Easy for processors to review without manual sorting
This reduces document confusion, eliminates unsecured email attachments, and allows processors to work more efficiently. By keeping documents organized from the point of upload, we’re able to review items faster and move files forward without unnecessary delays.
