A Credit Dispute Isn't a Late. Read Your Findings Before You Send It.

A Credit Dispute Isn't a Late

Credit comes back and the file reads clean. No lates, no collections, score's comfortable, ratios work.

There's one revolving account with a real balance carrying a dispute flag. Everybody sees it. Nobody stops, because it isn't derogatory. It's a dispute. Somebody will sort it out later.

Two things happen from there, and both of them are avoidable. Either the file goes to processing with a live dispute nobody scoped, or somebody panics and sends the borrower chasing a removal the file never actually needed.

Both of those are the same mistake. Nobody read the findings.

The findings already answered this

The dispute flag by itself tells you nothing. The findings tell you everything.

Run it and the AUS assesses the loan with the disputed tradeline included first. If it approves that way, you are done. No updated credit report, no removal, no borrower errand, nothing to document. That is a real and common outcome, and it is the one people never check for before they start making phone calls.

If it can't approve with the tradeline included, it re-assesses with that tradeline pulled out. Now the message on your findings is asking a question, and the question is about ownership and accuracy. Not the borrower's account, or not being reported accurately? You document it and move on.

Borrower's account, reported accurately and completely? On conventional that file is no longer deliverable off those findings. It's a manual underwrite, and whether that's even possible depends entirely on the lender you picked. Plenty of wholesale shops don't touch them.

Government runs on its own rules, with a dollar threshold on disputed derogatory accounts that forces a downgrade and its own list of exclusions.

So there are three outcomes sitting behind one flag, and the findings message tells you which one you're in before anybody has to guess. Reading it takes a minute. Skipping it costs a week or it wastes one.

This is a pre-submission problem

Here's my actual point, and it's the reason I'd rather write this to you than to my own team.

By the time a file hits processing, the cheapest moment to handle this has already passed.

At application you have everything working for you. The borrower is engaged and answering the phone, because they want the loan and nothing has annoyed them yet. Nothing is locked. No appraisal money is spent. No closing date has been promised to a realtor. If a dispute has to come off, it comes off during a window where nobody is counting days.

Three things at application and this stops being an issue:

  1. Pull credit, then actually read the findings message on any disputed tradeline instead of eyeballing the report for lates.

  2. If the findings require action, get the borrower moving that day. Removal means a letter from the creditor confirming they're no longer disputing, or a dispute removal letter from the borrower, then the report has to be updated and re-scored. Call it a few business days if they move immediately, sometimes one on a rush, longer if they don't answer.

  3. Know that the score can move when the flag comes off, because the account goes back in as reported. That's a pricing conversation, and it's a lot easier to have before a lock than after one.

  4. Do that and the file arrives with a documented answer instead of an open question. It gets submitted once, underwriting reads it once, and nobody is calling your borrower in week three about paperwork they thought was finished.

Send it in unaddressed and you've moved a five-day errand to the worst possible place in the timeline. Appraisal's in, CD's out, and your borrower's window to fix it is a closing date you already gave them.

What we do when a credit dispute shows up live

Sometimes it does, and that's fine. That's part of what you're paying for.

Our processors read the findings before working conditions, treat a flag on a balance-carrying account as an open item the day it appears, and call the borrower instead of emailing them a request to resolve a dispute, which means nothing to somebody who has never heard the term. What has to come off, who to call, what document comes back, by when. It goes in the LOS notes with the date they committed to.

You hear it from us the day we find it. Anything that becomes rate, program, or whether the loan should be restructured goes back to you, because that's yours.

Bottom line

Nobody misses a charge-off. The conditions that move closing dates are the ones that looked like paperwork.

A minute of reading at application decides whether this is a non-issue, a documented answer, or a week you don't have. That minute happens on your side of the file.
